This portion is encumbered with a conservation easement held by the San Dieguito River Park Joint Powers Authority. Deducting the conservation easement acreage from the gross site area equals +/- 154.90 acres of unencumbered land. The property is located within a State and Federal Pre-Approved Mitigation Area of the Multi-Species Conservation Program. Surrounding land uses include: Conservation/open space lands (County Parks and San Dieguito River Park JPA), agricultural fields, wineries and rural homesites.
